Can I Get a Reverse Mortgage If My Home Is in a Trust? What Cincinnati Homeowners Need to Know

October 26, 2026•3 min read

Many of the clients I work with in Indian Hill, Anderson Township, and Northern Kentucky did something smart years ago. They put their home in a living trust to protect their family and avoid probate.

Then they come to me about a Lifestyle Home Loan and ask:

"Does the trust ruin everything?"

Usually, no. But the trust has to be done right, and that's where many loans slow down.

The Short Answer

Yes, you can often get a HECM reverse mortgage on a home held in a trust. In most cases, it must be a revocable living trust that meets FHA, lender, and state requirements. Title insurance also has to review it.

The trust doesn't need to be undone. It needs to be reviewed early, before it becomes a last-minute problem at closing.

The Most Common Reasons a Trust Gets Rejected

From my experience and what I hear from title partners, these are the issues that cause trouble most often:

  1. The trust is irrevocable. Many lenders won't approve an irrevocable trust for a HECM.

  2. The trust copy is incomplete. Missing pages, amendments, or signature pages stop the review.

  3. The trustee doesn't have the power to borrow. The trust document must give the trustee authority to take out a loan against the property.

  4. The borrowers and beneficiaries don't line up. FHA rules generally require that the borrowers be the immediate beneficiaries of the trust, and the reverse.

  5. The trust involves a deceased party. A-B trusts and trust certifications that involve a spouse who has passed away often need extra review or documentation.

  6. The trust wasn't properly executed. Signatures, notarization, or other formal requirements are missing.

  7. The wrong trust was provided. Families sometimes have more than one trust and send the outdated one.

Each of these can be fixed. Fixing them before you apply is much easier than fixing them two weeks before closing.

What to Do Before You Apply

If your home is in a trust, here's the checklist I give clients in Hamilton, Warren, Clermont, Boone, and Kenton Counties:

  • Find the complete, current trust, including all amendments

  • Confirm it's revocable and that the trustee can borrow against the property

  • Check that the borrowers are the beneficiaries, and vice versa

  • Bring in your estate attorney early if anything has changed, such as a spouse's death or a new amendment

  • Send it to your loan officer at the start so title can review it right away

Why This Matters for Your Legacy

People set up trusts because they care about what they leave behind. A HECM doesn't change that goal. You keep ownership of your home. When the loan ends, your heirs can sell the home and keep any remaining equity, or pay off the balance and keep the house. And because a HECM is a non-recourse loan, heirs will never owe more than the home is worth.

A trust and a Lifestyle Home Loan can work together. The two just need to be coordinated.

Frequently Asked Questions

Q: Can I get a reverse mortgage if my house is in a living trust?

Often, yes. A revocable living trust that meets FHA, lender, and state requirements is usually acceptable for a HECM.

Q: Can I get a reverse mortgage with an irrevocable trust?

It's difficult. Many lenders won't approve irrevocable trusts for a HECM. Speak with your loan officer and estate attorney about your options.

Q: Do I have to take my home out of the trust?

Usually not. If the trust meets the requirements, the home can stay in the trust.

Q: What happens to my trust and my home when I pass away?

Your heirs or successor trustee can sell the home and keep any remaining equity, or pay off the loan to keep the house. They'll never owe more than the home is worth.
